Terms of Use

These Terms of Use govern your use of the Casa Bali Propertia website (the "site"), operated by Casa Bali Propertia ("Casa Bali Propertia", "we", "us"). By using the site, you agree to these terms. If you do not agree, please do not use the site.

1. What the site is

The site presents curated property in Bali — land, villas, houses and similar property — for sale and for rent, together with information about areas, legal status and investment potential. It is a marketing and information service. No purchase, lease, booking or payment can be completed on the site. Any transaction takes place only through separate written agreements signed by the parties.

2. Property information

We take care to present listings accurately, but some information comes from property owners and partner developers, and it can change.

  • Availability, prices, specifications, sizes and features may change without notice and are subject to confirmation.
  • Land and building sizes are approximate. Land size is shown in are and square metres (1 are = 100 m²).
  • Photos, renderings, floor plans and masterplans, especially for off-plan projects, are illustrations and may differ from the finished property.
  • Rental availability shown in calendars may not be up to date.
  • A listing is an invitation to enquire, not an offer that can be accepted.

3. Prices and currencies

Prices are indicative and may be shown as "Price upon request". The Indonesian rupiah is the legal tender for transactions in Indonesia. Amounts shown in other currencies are approximate conversions based on exchange rates we update periodically, are marked as approximate, and are for guidance only. Final prices, taxes, fees and payment terms are set out only in a signed agreement.

4. Legal status and due diligence

Listings may show information such as tenure (Freehold or Leasehold), certificate type, years remaining on a lease, zoning and due diligence status. This information is a summary to help you compare properties. It is not a legal opinion and does not replace your own due diligence.

  • Before committing to any transaction, verify ownership, permits, zoning and all documents with an independent notary or legal adviser.
  • Foreign nationals and foreign-owned companies are subject to restrictions on owning land in Indonesia. The structure available to you depends on your circumstances, so seek independent legal advice.
  • A "verified" status means our team has reviewed the documents made available to us at that time. It is not a guarantee of title, and it can change.

5. Investment projections

The ROI calculator, projected yields, occupancy and rental estimates, and downloadable investment reports are illustrations based on assumptions, including values you enter. They are not a promise or guarantee of income, capital growth or returns, and they are not financial, tax or investment advice. Actual results may be lower, and you may lose money. Seek independent professional advice before making an investment decision.

6. Using the site

You agree not to:

  • use the site for any unlawful purpose or in breach of these terms
  • submit false or misleading information, or information about someone else without their permission
  • send spam or misuse our forms, WhatsApp links or email links
  • copy, scrape or collect listings, photos or data by automated means without our written permission
  • interfere with the security or operation of the site, or try to access areas not intended for you

7. Information you send us

You are responsible for the accuracy of the information you submit. If you submit a property for us to market, you confirm that you are the owner or are authorised to act for the owner, and that you have the right to share its photos and details. You allow us to use them to assess the property and, if we agree to market it, to publish them on the site and in our marketing, including with our watermark. We may decline any submission.

8. Intellectual property

The content of the site — text, photos, logos, design and reports — belongs to us or our licensors and is protected by law. You may view the site, share links to listings, and download reports for your own personal, non-commercial use. Any other use, including republishing listings or photos, requires our prior written permission.

9. Third-party services

The site uses or links to services we do not control, such as WhatsApp, email applications, map providers and partner websites. Their own terms and privacy policies apply, and we are not responsible for their content or availability.

10. Availability of the site

We may change, suspend or discontinue any part of the site at any time. We do not guarantee that the site will always be available or free of errors.

11. Limitation of liability

To the fullest extent permitted by law:

  • the site and its content are provided "as is", without warranties of any kind
  • we are not liable for any loss or damage arising from your use of the site or your reliance on its content, including decisions to buy, sell, lease or invest

Nothing in these terms excludes or limits any liability that cannot be excluded or limited under applicable law.

Our Privacy Policy explains how we handle personal data.

13. Changes to these terms

We may update these terms from time to time. The "Last updated" date shows when they last changed. By continuing to use the site after a change, you accept the updated terms.

14. Governing law and disputes

These terms are governed by the laws of the Republic of Indonesia. We will first try to resolve any dispute amicably. If that is not possible, the dispute will be submitted to the competent court in Indonesia, without affecting any mandatory consumer rights you have in your country of residence.

15. Language

These terms are available in English and Indonesian. If there is any inconsistency between the two versions, the Indonesian version prevails.
