Legal standing, shown before you ask

Tenure, certificate, zoning and due diligence status appear on every listing. This page explains what they mean.

    The certificate, zoning and permits are checked with a notary before you commit.

  4. Agreement

    The contract is drawn up in two languages.

  5. Handover

    Handover, registration of the title and support afterwards.

Freehold and leasehold

Freehold land is usually backed by an SHM certificate, which only Indonesian citizens can hold. Leasehold gives the right to use land and buildings for an agreed number of years; the years remaining and any agreed extension are shown on each listing.

Zoning

Zoning decides what may be built. Green-belt land cannot be built on, which is why every listing shows its zoning.

Our team has reviewed the documents available for the listing. It is a summary to help you compare properties, not legal advice: have an independent notary or legal adviser check the documents before you commit.
